Most leases require written notice to end a tenancy — a verbal or texted heads-up can be disputed later. A mailed notice gives you a date-stamped record that you told your landlord in writing, on a specific day.

Giving a 30-day notice to your landlord

Thirty days is the most common notice period for a month-to-month tenancy, though your lease or state law may require more. Whatever the period, mail your 30-day notice with enough lead time that the postmark date — not the date your landlord happens to open it — clearly satisfies the deadline.

What to include

• Your rental address and the date you will vacate.
• The notice period your lease requires (30 days is common for month-to-month).
• A request for the final walk-through and the deposit refund address.
